Project overview

A complete roof-replacement story, not just an after photo

The existing roof covering was removed so the substrate could be evaluated. Mako's project photographs document deteriorated areas, localized deck replacement, dry-in work, roof-to-wall details, and the completed shingle roof.

The homeowner's name, exact street address, permit number, and report labels are excluded from this public case study.

Field documentation

What happened beneath the finished shingles

How the work progressed

Four stages worth documenting on a reroof

1. Tear-off exposed the substrate

Removing the old roof made concealed deterioration visible and separated sound deck areas from sections requiring attention.

2. Localized deck replacement

Selected deck sections were opened and replaced before the new water-shedding layers covered the work.

3. Dry-in and transition details

Underlayment covered the field while roof-to-wall and other transition areas received focused preparation.

4. Completed architectural shingles

Final photographs document the roof planes, valleys, ridge lines, and finished appearance.

Homeowner questions

What this Orlando project helps explain

Can damaged roof decking be found only after tear-off begins?

Yes. Removing the existing roof system exposes the deck and can reveal deteriorated areas that were not fully visible from the attic or roof surface.

Does every reroof require all roof decking to be replaced?

No. Sound decking can remain in place while localized deteriorated sections are replaced when field conditions and applicable requirements allow.

What does dry-in mean during a Florida reroof?

Dry-in is the stage where the roof deck is covered with the specified underlayment and critical transitions are prepared before the finished roof covering is installed.
