Insurance and home-sale roof documentation

Insurance asking for a roof-life report?

Got a nonrenewal notice, or buying or selling a home and the buyer’s insurer needs roof documentation? Mako can inspect the roof and provide a licensed roofer’s written findings. If they ask for five or more years of remaining useful service life, we can address that question only if the roof’s condition supports the opinion.

Why people request this report

Your insurer or a home transaction needs something in writing.

This paid inspection is for a specific documentation request, often with a deadline and a question about how much useful life remains in the roof.

Insurance renewal or nonrenewal notice

Your insurer says the roof’s age or condition could affect renewal and asks for a licensed roofer’s written findings or a roof-condition form. If the letter asks for five or more years of remaining useful service life, send it to us so we can review the exact requirement before inspecting.

Buying or selling a home

A buyer’s insurer needs documentation of roof condition, sometimes including a remaining-life opinion, before offering coverage. We can document what the inspection supports for the transaction.

Have a leak or think you need a repair or new roof? You do not need to buy this documentation service just to contact Mako. Ask about roof repair or roof replacement instead.

What is included

A focused exterior inspection and usable documentation.

Mako Roofing & Restoration reviews visible roof conditions and organizes the findings into a signed, property-specific deliverable when appropriate.

Important: The report documents observed conditions. It does not guarantee insurer acceptance, coverage, renewal, premium savings, a particular remaining useful service life, or that a roof will avoid replacement.
Exterior licensed-roofer inspectionVisible roof surfaces, accessible edges, ridges, hips, valleys, flashings, penetrations, and drainage conditions are reviewed as applicable.
Roof-surface and elevation photosPhoto documentation records visible conditions and the overall roof context.
Visible condition findingsThe report separates observed deficiencies, maintenance items, limitations, and conditions that require further evaluation.
Roof type, age, and permit contextAvailable property or permit information may be reviewed when it helps explain the roof history.
Signed report or carrier formMako Roofing & Restoration can provide a signed roof-condition report or complete an appropriate carrier roof-condition form when the field findings support it.
Remaining useful service life, when supportableA professional opinion is included only when the observed condition and available documentation support one. It is not a warranty.

Roof condition report FAQ

Questions about the written report.

Is this the right service if my roof is leaking?

Usually not. If you need leak diagnosis, a repair, or a replacement estimate, contact Mako about that work instead. The listed fee is for a formal inspection and written roof-condition documentation requested for insurance or a home transaction.

Can you say my roof has at least five years left?

Only if the inspection findings and available roof history support that professional opinion. Send us the insurer’s letter or required form before the visit so we can review its exact wording. We cannot promise a five-year finding or that the insurer will accept it.

How much does the inspection and report cost?

The formal inspection and written report cost $250 for a shingle roof and $350 for a tile or metal roof.

What is included?

The service includes an exterior licensed-roofer inspection, roof-surface and elevation photos, visible condition findings, available roof type, age, and permit context, and a signed report or carrier roof-condition form when appropriate.

Will my insurer accept the report?

Carrier requirements vary. Mako documents the visible roof condition and can complete an appropriate carrier roof-condition form when the inspection supports it, but acceptance, coverage, renewal, and premium decisions belong to the carrier.

Does submitting the form book an appointment?

No. Mako will review the request, gather two or three possible time windows, and the team will confirm the appointment.
